Future of Housing: Trends Reshaping How We Live

Walk the Room
November 2024
In the US, a major trend is converting offices into apartments
—addressing housing demand in city centers, strengthening remaining office spaces, and revitalizing downtown areas that go quiet after hours. Could the Nordics be next?

White Arkitekter’s June deep dive highlights this trend, along with the shift towards climate-neutral projects and its impact. If the US continues to lead, we might see a growing need for extra storage and climate control, with less emphasis on outdoor space, guest rooms, and smart home tech.

Dive in to explore three fantastic residential developments in Sweden, a major conversion in Chicago, and our latest and greatest CGIs.

With the holiday season approaching, winter visualizations offer a new perspective on architecture design. By adapting summer renders into winter scenes, we create images that are both perfect for seasonal greetings and valuable for demonstrating your project's year-round character. Our attention to details ensures each visualization maintains the highest standards of architecture representation while capturing the magic atmosphere of winter.

Our solar studies go beyond ordinary technical analysis. Through high-quality renderings, we show how your building interacts with natural light during the course of the day. Each image retains the richness of detail from our usual architectural visualizations while clearly demonstrating the interplay between light and shadow. The result combines practical solar analysis with the visual quality our customers expect. We deliver both a short video and a set of images to be used in a slider of your choice.

In recent years, we have continuously worked with WtR in early stages. In many cases, this has involved new construction proposals in existing built contexts, ranging from more comprehensive urban planning proposals to smaller additions and extensions. For us, it has been an effective way to visualize our thoughts and ideas in phases where we otherwise still work at a rougher scale with structures and volumes. For us, it is a tool to test ideas about materials and facade expressions early on. And to give our customers the opportunity to communicate projects in an engaging way through images, both internally within their own organization and externally to municipalities and citizens.

A large dose of responsiveness, high ambition and an unfailing ability to constantly further develop their work, makes the joint effort towards images that engage and inspire in their expression and implementation at the level of detail a pleasure. Hats off to WTR.

Now, let's dive into the Residential Projects:
Tile House

Tile House, located in one of Stockholm’s most dynamic neighborhoods - Vasastan, is surrounded by stunning green spaces including Vasaparken and Hagaparken, offering a perfect blend of urban living and nature’s tranquility.

Next up—three fantastic projects with our long-time partner, Aros Bostad, now part of Besqab! Over the years, our collaboration has allowed us to fine-tune our workflow, continuously finding ways to become more efficient and deliver even better results. Thank you, Besqab, for the privilege of working on these gorgeous projects!

Hildurs Trädgårdar

In Luthagen, northwest of Uppsala city center, a new residential neighborhood is emerging, featuring charming three-story townhouses. Each home comes with a private ground-level patio and a spacious, sheltered rooftop terrace. The houses are thoughtfully designed, offering flexible solutions to suit each family’s needs, whether there’s a preference for multiple bedrooms or space for socializing.

Ceremonimästaren

It almost sounds too good to be true, but just a few hundred meters from the water, next to a nature reserve, and only 30 minutes from Stockholm city, 20 stylish three-story townhouses are being constructed. Beautifully situated on a sloping site with mature trees, each home includes a welcoming patio with surrounding hedges for privacy.

Tegelwik

In Södermalm's quiet quarters, between Åsöberget and Vitabergsparken, a beautiful residential block is about to be built. With views of treetops, rooftops and water, you will be just a few blocks from Sofo's restaurants, cafés and cultural offerings. The quay at the Hammarby lake is perfect for a walk or a run, and from here you can reach the borough of Hornstull by walking along the water.
111 West Monroe

In September 2022, the ambition to revitalize the historic LaSalle Street Corridor in Chicago was announced. A joint venture between Prime/Capri Interests LLC. The Prime Group, Inc. and Capri Investment Group rose to the occasion and proposed a conversion of 111 West Monroe to a mix-use building that will house 349 apartments and 226 hotel rooms.

On the ground floor, hotel guests will enter through the historic lobby off of W. Monroe St, with the residential entry located adjacent to the hotel entrance. A new fine dining restaurant is planned for the lobby and parking spaces will be built underground.

Two floors will be turned into a world-class spa and fitness center, and on the rooftop, the original Monroe Club will be reopened as an amenity for residents and hotel guests.

Combining a modern, international theme against a neo-classic setting will make for an eclectic expression and continue the contribution to the LaSalle Street Historic District, achieving the landmark status of an Orange Designated Building.
We couldn’t be prouder to have partnered with Prime/Capri Interests, LLC on this spectacular project! Thank you, and congratulations to all involved!
